Fee Overview

Renting should be easy! Look over our simple fee breakdown to know what to expect as one of our valued applicants & residents.

One Time Fees & Deposits

 

Before you settle into your new home, there are a few one-time fees you’ll need to prepare for. These initial costs help us get everything ready for your move-in and ensure a smooth leasing process.

  • Application Fee:$50 per applicant
  • Admin Fee:$100 per unit
  • Security Deposit:Based on background/credit check

Monthly Fees

 

Once you're moved in, you may incur standard monthly charges beyond just your base rent. We aim to make these as transparent and predictable as possible so you can budget with confidence.

  • Water & Sewer:Flat monthly rate: 1br-$39 | 2br-$58 | 3br-$68
  • Electricity:Billed directly by provider
  • Pest Control:Paid by the property
  • Trash:Paid by the property
  • Internet:Billed directly by provider
  • Property Liability Insurance:$19 per month

Pet Fees

 

If you are a pet owner, there are a few pet related fees we charge.

  • Pet Fee:$400
  • Pet Rent:$25 per month

Special Circumstances

 

There may be additional fees for special circumstances.

  • Late Fee:10% of base rent amount
  • Non-Sufficient Funds:$35
  • Month to Month:Additional $200 per month
  • Early Termination:Equal to 1 month's rent
  • Transfer Fee:$350
